Reducing Environmental Impact
We take practical steps on site to reduce environmental impact during construction:
- Minimising lorry movements by regrading foundation spoil on site
- Reusing existing turf, allowing it to naturally form topsoil
- Sorting and recycling construction waste
- Repurposing timber waste locally as fuel
These measures reduce waste, limit transport emissions and support a more efficient build process.

Responsible Materials
All homes are timber frame construction, with timber sourced from certified FSC or PEFC forests — ensuring responsible forestry where multiple trees are planted for each one used.
Timber also offers the benefit of storing carbon, helping to reduce the overall environmental impact of construction.
Where possible, timber frames are manufactured on the Isle of Wight, reducing transport distances and associated emissions.
Energy-Efficient Homes
Every home we build is designed to perform efficiently, with all homes at Niton Fields achieving an EPC ‘A’ rating, exceeding current Building Regulation standards.
This is achieved through:
